Architects
Whether you’re building your dream home, extending or converting the loft, an architect could be an important part of your plans.
Common advice is to contact between three and five firms, with the initial consultation normally being free. When choosing an architect look for a good listener and you will find a good architect. If you have strong thoughts on the design, you will need someone who can translate your ideas into a viable project. If you're setting out on a long project, someone you can get along with is vital.
An architect may have many specialist skills, which could be a consideration when making a choice, ranging from an in depth knowledge of planning and building regulations, acoustic or lighting performance, space requirements or undertaking surveys. Technical expertise and design ability are also key, a good design will reduce your running costs and ensure the best use of space and materials.
By making the architect aware of what you know, what you expect and your budget from day 1 and not being afraid to ask for clarification of anything you don't understand will help to increase the chances of a successful project.
Fees can vary depending on the type of work and could range from an hourly rate for smaller jobs, a lump sum or a fixed percentage of the total building cost for larger projects.
