Solicitors
Having a competent conveyancing solicitor can reduce the headaches when buying or selling your home, as it can be a complicated process. The conveyancing process starts once an offer has been made and accepted for a property and each of the two parties have exchanged solicitor details.
The tasks of a conveyancing solictor include:
· Homeowner Information Packs (HIPs)
· Carry out local authority searches
· Check all the legal documentation such as title deeds
· Raise pre-contract enquiries with the vendor’s solicitor
· Examine your survey
· Prepare the contract for sale
· Organise the deposit payment
· Exchange of contracts
· Arrange the transfer of funds with the lender
· Transfer title deeds
Tips for choosing a conveyancing solicitor:
· Compare quotes from at least three conveyancing solicitors
· How quick are they (a lot of sales fall through due to time taken for the conveyancing work to be completed)
· How often they keep you updated
· Check that the conveyancing solicitor is adequately qualified and a member of a body, such as the Council for Licensed Conveyancers (CLC)
